Garage Door Opener Repair and Installation in Overland Park

An opener that hums without moving the door, reverses for no clear reason, crawls along or stops answering the remote is one of the most common garage complaints. Sometimes it is an adjustment. Sometimes the opener that came with the house has simply done its time.

  • Repair or replace
  • Chain, belt or wall-mount
  • Sensors and auto-reverse

The short version

Check the door before blaming the opener: a broken spring or an unbalanced door will defeat any opener. If the door is healthy, the trouble is usually sensors, settings, a worn gear, a circuit board or age. Ask about drive type, safety features and what is included.

  • Common issues: hums but no movement, reverses, remotes stop working, loud
  • Ask about: drive type, sensors, battery backup, remotes, keypad

Opener problem or door problem?

The springs lift the door, not the opener. Disconnected from the opener, a healthy door can be raised by hand without much effort and will stay halfway up. If it will not, the problem is springs or balance, and a new opener will not solve it. That check comes first.

Common opener symptoms

  • Hums or clicks but does not move: a stripped drive gear, a broken spring or a door that is jammed.
  • Reverses before closing: photo-eyes out of line, dirty or blocked, or force and travel limits that need resetting.
  • Remotes or keypad stop working: batteries, radio interference, a failing receiver or a logic board.
  • Loud rattling: slack chain, a worn rail or an aging motor.
  • Works some days and not others: wiring, sensors or a failing board.

Safety features that matter

Residential openers sold in the U.S. since the early 1990s must have entrapment protection, such as photo-eye sensors near the floor and automatic reversing. The U.S. Consumer Product Safety Commission recommends testing the reverse monthly by placing a piece of wood or a roll of paper towels in the door's path and making sure the door reverses when it touches it (U.S. Consumer Product Safety Commission, garage doors and openers). An opener without photo-eyes is worth replacing. More in the safety sensor guide.

Picking a new opener

  • Chain drive: durable and common, but the loudest option.
  • Belt drive: much quieter, a good choice with a bedroom or bonus room over the garage, which is common in two-story Overland Park homes.
  • Wall-mount (jackshaft): mounts beside the door on the torsion shaft, freeing the ceiling for storage racks or a high-lift door.
  • Features: battery backup for outages, app control, keypads, lighting and soft-start motors.

Attached garages

Most Overland Park garages share a wall, and often a ceiling, with living space. The U.S. Department of Energy's Energy Saver pages explain why air sealing between a garage and the house matters for comfort and indoor air (U.S. Department of Energy, Energy Saver). A new opener is a good moment to check door seals too.

Asked and answered

Garage Door Opener Repair & Installation: what people ask

  1. Why does my opener hum but the door does not move?

Often a stripped gear, or a broken spring leaving the opener unable to lift the door. Check the door first.

  2. Why does the door go back up when closing?

Usually the sensors are misaligned, dirty or blocked, or the close force needs adjusting.

  3. Is a belt drive worth it?

If there is a room above or beside the garage, the quieter belt drive is often worth it.

  4. How long do openers last?

Many run a decade or longer, depending on use and how well the door is balanced.

  5. What is battery backup?

A built-in battery that runs the opener for a limited number of cycles during a power outage.

  6. Can I open the garage from my phone?

Many newer openers include app control, and some older ones can add it with an accessory.
